Create a welcoming smell. E.g. Candle, pot pourri or ground coffee beans.
It is helpful to be prepared for questions relating to transport, schools and amenities.
Be straight forward and honest with the viewer. Do not complicate things.
Give the viewers time to wander about on their own allowing them to get a feel for the property
